CHARGED — Financial Literacy and Affordable Housing

Credit is the door. A home you can afford is the room.

We help families across Pierce and King Counties repair credit, build savings, and qualify for a mortgage — then we build the homes priced for them to actually buy. Education is free. Always.

No advance fees. No credit pull without your written permission.

What the path looks like

I

We pull all three credit reports and build a written plan with you.

II

You work the plan with a coach — disputes, budget, savings, debt order.

III

Homebuyer education and lender prep until you are genuinely loan-ready.

IV

You buy — often a home CHARGED built, priced to stay affordable.

OUR MISSION

Getting mortgage-ready is only half the problem.

Financial education organizations produce qualified buyers. Housing developers produce units. The two rarely coordinate, and families fall through the space between them. A household raises a credit score ninety points, saves a down payment, gets pre-approved — and then finds nothing in the county priced within reach. The work was real. The outcome wasn't.

CHARGED does both jobs, because doing one without the other leaves people exactly where they started.

We teach credit, budgeting, and homeownership readiness to low- and moderate-income households at no cost. We also acquire land and build starter homes, accessory dwelling units, and small infill housing priced for the families we just prepared — with affordability written into the deed so it survives the next sale.

FIRST-YEAR TARGETS

We're new. These are goals, not results.

ACCOUNTABILITY

We publish what most organizations bury.

Our founder owns for-profit companies in credit education and general contracting. That is disclosed here, in our IRS application, and in every board minute — not discovered later.

Any contract between CHARGED and an affiliated company requires competitive bids, recusal by the interested director, and approval by independent board members with no financial stake.

LEADERSHIP

Built by people who lived the problem

CHARGED was founded by two people who came to the same conclusion from different directions: credit work and housing work only matter when they meet.

Jerrel Jones, Founder and President of CHARGED

Jerrel Jones

FOUNDER & PRESIDENT

Jerrel spent decades in poverty before rebuilding his own credit, buying property, and starting three businesses in Washington State. He is a licensed general contractor, a credit educator, a member of the Bank On Washington committee, and the author of Against All Odds: The Rise of Jerrel Jones.

CHARGED grew out of a pattern he kept seeing in his coaching work: clients would do everything right, become genuinely mortgage-ready, and then find that nothing in their price range existed. Fixing that meant building the homes too.

Tierra Bonds, Co-Founder and Vice President of CHARGED

CO-FOUNDER & VICE PRESIDENT

[Two to three sentences on Tierra's background and the work she leads at CHARGED. Name the experience that makes her the right person for this — the programs she will run, the communities she has worked with, the credentials that matter to funders.]

[One sentence on why she co-founded CHARGED, in her own framing.]

PARTNERSHIPS

For banks, housing authorities, and funders

CHARGED is structured to be an easy partner: independent board majority, written conflict policy, competitive bidding on every related-party contract, and board composition built to meet CHDO requirements from the start.

Financial institutions

Sponsor an education cohort or fund down payment assistance. Delivery is documented per participant and reporting is built for CRA examination rather than assembled afterward.

Public agencies

We deliver readiness programming for voucher homeownership and first-time buyer initiatives, and we develop the units. One partner, one point of accountability.

Foundations

Fund a program line or a specific development. You get named-grant reporting, participant-level outcomes, and open books on how the money moved.
